Feilden Clegg Bradley Studios have been appointed by West Northamptonshire Council (WNC) as lead masterplanners for the ambitious regeneration of Northampton town centre. This transformative project, spanning over 400 hectares, will set the vision for the area’s evolution over the next 15 years, creating a more connected, inclusive, and economically dynamic town centre.
A multidisciplinary team of nationally renowned placemaking and regeneration specialists has been assembled to work alongside WNC to deliver a comprehensive strategy that unlocks new opportunities for investment and ensures a long-term, cohesive approach to development. The appointed team includes:

Building on Northampton’s rich heritage and ongoing regeneration momentum, the masterplan will guide future development, prioritising key areas including:
A community-anchored town centre – Celebrating Northampton’s sporting and cultural identity while strengthening its community ties.
Enhanced connectivity and accessibility – Creating pedestrian-friendly spaces and improving sustainable transport links.
Economic vibrancy – Expanding employment spaces to support entrepreneurship and business diversity.
Cultural enrichment – Enhancing leisure, events, and public spaces for residents and visitors.
Inclusive residential neighbourhoods – Developing mixed-use housing solutions to support a growing community.
Since the last Northampton Town Centre Masterplan in 2019, the Council has successfully secured over £500 million in private and public sector investment, supporting key regeneration projects such as Four Waterside, Market Square, 24 Guildhall Road, and Greyfriars. This new masterplan will build on these successes, identifying further opportunities to future-proof Northampton’s urban landscape.

A key focus of the masterplan is community engagement, ensuring that residents and local businesses play an active role in shaping the future of Northampton. Public consultation is set to begin in early summer 2025, with opportunities for stakeholders to share their insights and aspirations for the town centre’s development.
