The last few years have been significant for the construction industry. There have been some important changes, due to the implementation of the Building Safety Act. This landmark law will revolutionise the construction industry in the UK and pledges to ensure that every resident can have confidence in the quality that their home has been built to. The various changes contained in the Act completely transform the way projects are planned, executed, and maintained, making the industry more accountable and ensuring transparency at every stage of the construction process. Essentially, the Building Safety Act is all about being responsible and accountable, with the goal of making sure that buildings are safe for residents and the community at large, right from the design stage and throughout the life cycle of the building.
Why Does the Building Safety Act Matter?
The Building Safety Act is based on the recommendations put forward in the Hackitt report, commissioned by the government, which published the findings of the independent review into the Grenfell Tower fire that focused on the building regulations and fire safety following the tragedy. Driven by a strong desire to ensure the safety and well-being of building occupants, this new legislation introduces stringent requirements and clear accountability for all those involved in the construction process, setting a new standard for safety and responsibility in the industry.
However, implementing such significant changes comes with its own set of challenges. The intricacies of the Act, from its regulatory bodies to its strict requirements throughout the construction life cycle, can be overwhelming.
According to the new regime, starting 6 April, all new residential buildings over 18 metres must clear the Building Safety Regulator’s “gateway two” before construction, with 254 applications already assessed under a transitional regime. However, it was found that the majority of these higher-risk building applications were considered “not valid” due to incomplete information provided by the applicants, which failed to demonstrate their understanding of the work they were proposing.
