Monaco’s billion dollar land reclamation project needs no introduction. Due for completion in 2025, l’Anse de Portier – as the new eco quarter has been christened – will add six hectares onto the total size of the Principality and add to the market luxury real estate of a standing not even seen in Monaco before. But those privileged to own Monaco property will tell you that construction is nothing new in a territory where land is at a premium. So what are some of the other projects in development that will further change the face of Monaco over the next few years?
26 Carré d’Or

There is no property in Monaco more highly sought after than those in residences within the glamorous Carré d’Or neighborhood in Monte Carlo, home to the famed Casino de Monte-Carlo, the Metropole Shopping Centre and institutions such as the Café de Paris. The entirely Monegasque team behind this new build project have one intention: to redefine the concept of luxury in what is already one of the world’s most exclusive neighbourhoods. On the site of the old Régence residence, at the corner of avenue de la Costa and avenue Princess-Alice, the architects have privileged vast, airy spaces and oversized windows so that the upper floors in particular can benefit from the location and sweeping views.
Across 19 floors, this state of the art development will house offices on the first three floors, followed by nine apartments, four of which are duplexes. The pinnacle is a sumptuous 1000m² penthouse. Set across four levels, it boasts five bedrooms as well as a master suite, along with access to a private roof top pool and a wraparound terrace with panoramic views out towards the sparkling Mediterranean Sea. Experts are already anticipating one of the most spectacular apartments in the Principality.

In a further reflection of the changing face of the Carré d’Or neighbourhood, One Monte-Carlo is an exciting project currently in construction. When completed, the seven-building complex will house a blend of luxury residences and retail, office and leisure space. A veritable district in the heart of Monte-Carlo, architects have conjured up a beautiful complex that will be partially pedestrianized and surrounded by verdant gardens. Expect a space that pays enormous respect to the environment. Along with 4,500m² of commercial space and 2,500m² of office space, One Monte-Carlo will house more than 30 luxury residences and an exhibition and congress centre.

Not satisfied with its most recent imprint on the Monaco skyline, the Tour Odéon skyscraper, the same developer has launched its latest bid: to shake up the Monaco shoreline with the Testimonio II project. Rather than tearing down an existing building, this project is fairly unique in that it is using the last undeveloped plot in the La Rousse Saint Roman neighbourhood. Bordering Larvotto and its seafront boulevard as it stretches between boulevard d’Italie and avenue Princesse-Grace, the multi-purpose development sits across from the Monte-Carlo Bay Hotel and Resort and will reach a height of 25 floors. Billed as a project for the future, the development will house a mix of apartments, parking, a kindergarten, and an international school and demonstrates that yet again that the future of Monaco property is in excellent condition.
